CORE sources assets through two primary channels: direct acquisition and property roll-ins from owners seeking a structured transition out of direct management.
Assets are evaluated on location fundamentals, building condition, operational complexity, and long-term alignment with CORE's portfolio objectives. Not every opportunity qualifies.
The 2026–2027 acquisitions pipeline exceeds $78M as evaluated by management at Q1 2026, subject to change. Portfolio growth is disciplined and proceeds through formal underwriting and documentation, not opportunistic volume.
Direct acquisition
CORE purchases qualifying multifamily assets at agreed valuations, funded through LP capital.
Property roll-in
Owners contribute existing real estate to CORE in exchange for fund units — a structured alternative to an outright sale.

Location fundamentals, long-term hold suitability, operational manageability, and portfolio-level fit.
