Path 01
Invest with CORE
Eligible investors acquire fund units representing proportional ownership in CORE's diversified portfolio of Western Canadian real estate assets.
Participation requires meeting eligibility requirements under applicable Canadian securities legislation. The fund is generally available to accredited investors as defined under National Instrument 45-106.
Investments are long-term in nature. Returns are derived from NAV growth; no distributions are made on regular units.
Structure
Canadian limited partnership. Units represent proportional portfolio ownership.

Returns
NAV growth. No distributions on regular units. No guaranteed returns.
Liquidity

Path 02
Property Transfer
Property owners can transfer existing real estate directly to CORE in exchange for fund units — a structured alternative to an outright sale.
This path is designed for owners who wish to transition out of direct property management while retaining exposure to real estate as an asset class through diversified fund ownership.
Transfer terms, valuations, and unit mechanics are governed by formal documentation. Property eligibility is subject to CORE's underwriting and asset selection criteria.

Multifamily residential properties in Western Canada meeting CORE's underwriting criteria.
What you receive
Fund units at closing, representing proportional ownership in the overall CORE portfolio.
Tax considerations
Consult qualified tax counsel. CORE does not provide tax advice; roll-in structures have tax implications.
