Structure

How the fund is organized.

Investors participate through fund units representing proportional ownership in the overall portfolio — at the platform level, not tied to individual properties.

This enables portfolio-level decisions, shared risk, and operational efficiency across multiple assets. Full terms are governed by formal offering documents.

Asset Management

Day-to-day oversight of properties, tenant relations, and operational execution.

Capital Planning

Strategic allocation and deployment of capital across the portfolio.

Reporting & Transparency

Regular reporting and disclosure to stakeholders within established governance protocols.

Asset Focus

Multifamily. Western Canada.

Multifamily residential across Alberta and British Columbia. Assets are evaluated on location fundamentals, condition, operational fit, and long-term portfolio alignment.

CORE targets markets with sustainable residential demand. Not every opportunity qualifies — selectivity is central to the strategy.

Primary Geography

Alberta (Calgary and Southern Alberta) and British Columbia. Saskatchewan selectively.

Asset Class

Multifamily residential. Properties managed for long-term cash flow and operational performance.

Investment Horizon

Long-term. CORE is not designed for investors seeking near-term liquidity or exit events.

Governance

Management structure and oversight.

CORE is managed by Calnan Asset Management. Asset management, capital planning, and reporting are centralized within formal governance and legal frameworks.

Transparency and stakeholder alignment are core design principles. All relationships and fees are disclosed in formal documentation.

Important Considerations

Real estate investments involve risk. Property values and income can fluctuate based on market conditions, property performance, interest rates, economic factors, and other considerations.

Investments in CORE are illiquid. There is no guarantee that units can be sold or transferred at a given time or price. Investors should expect to hold their investment for the long term.

Participation in CORE is subject to eligibility requirements and formal documentation. Prospective investors must review all offering materials carefully and consult with their own legal, tax, and financial advisors before making any investment decision.
